Epoxy flooring quotes in Melbourne range from $40/m² to $200/m² for what looks like the same job. Here's why, and what you actually want.
What's in a real epoxy quote
A proper epoxy floor is four to five layers of work, and the price reflects which layers your contractor is doing.
- Diamond grinding the concrete to bare profile (essential. Without this, epoxy peels in 12-24 months)
- Crack and joint repair
- Penetrating epoxy primer
- Two-pack epoxy basecoat
- UV-stable polyurethane topcoat (essential for any sunlight exposure)
Skip any of these and the cost drops, but so does the lifespan.
The price ranges we see
$40-60/m²: Usually a single roller-applied coat over lightly prepped concrete. Will fail in 1-3 years. Avoid.
$80-120/m²: Decent two-coat system with proper grinding. Reasonable for residential garages with standard use.
$130-180/m²: Premium full system: diamond grinding, repairs, primer, basecoat with flake or metallic, UV polyurethane topcoat. Built to last 10-15+ years.
$200+/m²: Specialty finishes: heavy-duty industrial systems, designer metallic floors, anti-slip wet-area floors with chemical resistance.
Red flags in cheap quotes
"Acid etch" instead of diamond grinding. "One-coat epoxy" only. No mention of primer or topcoat. No site visit. "From $X" pricing without seeing the slab. All of these mean the quote will not deliver what most people expect.
